Is the capital reserve account healthy?

This account is like an insurance policy and pays for regular the repairs the building requires. Try to get a copy of the budget so you know it's properly funded. When a capital reserve account is poorly funded the residents are at risk for special assessment.

Are there any assessments planned?

Find out if there is any special assessment that each unit owner could be paying. Special assessments for condos can be for renovations, parking lot refinishing, roofs, and exterior painting.

What is the rental policy?

Rental restrictions vary by condo but they generally restrict the period of time that an owner can rent their unit. This is a good thing as it preserves the property value. Those who purchase a condo as a vacation home may consider purchasing a condo with a minimum rental period of less than a month. Your condo can generate income on a rental program managed by an onsite manager.
